An EICR (Electrical Installation Condition Report) is a check that uncovers any problems with an electrical system within a property. While people who own their own homes are not legally obliged to have these checks carried out, it is highly recommended that they do so at least once every ten years. For landlords, recent changes in the law dictate that an EICR should be carried out, by a qualified electrician, at least every five years or when new tenants enter a property.
The EICR should take between three and four hours and will involve both visual checks as well as detailed circuit testing. If the installation is safe and in full working order, you will be given a certificate to declare that there are no problems. However, if a fault or issue is discovered, your electrician will issue you with one of three codes that will advise you on the problem and the best course of action.
Having an EICR done on your property is quick and relatively affordable. While it may feel like ‘just another thing to put on your to-do list’, your EICR could be the difference between peace of mind and safety and a serious electrical fault that results in disaster. It is imperative not to put it off.
