Frequently asked questions

Let us answer your important questions

A: Commercial Electrical Installation Condition Report (EICR) is a thorough inspection and assessment of the electrical installations within a commercial property. This test is conducted by qualified electricians or electrical engineers to evaluate the safety and condition of the electrical systems and components.

During a commercial EICR test, various aspects of the electrical installation are examined, including wiring, distribution boards, sockets, switches, lighting, and any other fixed electrical equipment. The aim is to identify any defects, damage, deterioration, or non-compliance with current electrical regulations.

A: The cost of a commercial EICR inspection varies, depending on the size and complexity of your property. However, to give you a general idea, we calculate our quotes based on the number of distribution boards multiplied by the number of circuits.

For a more accurate quote, please contact MJP Electrical. We’ll be happy to discuss your specific needs and provide a competitive price for your Commercial EICR Inspection.

A: From 1st June 2020, private landlords in England will be required to have the electrical installation in their rental properties checked by a qualified electrician to ensure that they are safe.
This means that:
• Electrical installations must be inspected and tested prior to the start of a new tenancy from 1st July 2020
• Checks must be carried out on any existing tenancies by 1st April 2021
These checks must then be carried out on a five yearly basis.
A copy of the most recent electrical safety condition report (EICR) must be provided to both new and retained tenants.
The landlord is responsible for making sure that the person who completes the check is suitably competent. Using an electrician or firm that is a member of an accredited registration scheme operated by a recognized body will give you the confidence that this has been achieved.

A: Insurance companies are increasingly requesting that electrical testing is carried out and evidenced on a regular basis as part of your policy agreement. Requirements such as this should be detailed in your policy, so it’s important to make sure you have thoroughly read and understood it.

Whether your insurance will pay out in the event of a claim related to an electrical incident depends on the terms of your policy and whether you have met those terms. This may include being able to prove robust processes for checking your electrics are safe – such as an EICR certificate – and that the incident was therefore unavoidable.

A: While there’s no legal requirement for every commercial space to have an EICR, it’s strongly recommended for most businesses to ensure electrical safety. Here are some types of properties that especially benefit from regular EICR inspection:

  • High-Occupancy Buildings: Places like offices, shops, hotels, and guesthouses see frequent visitor traffic. EICRs help guarantee the safety of everyone on the premises.
  • Specialised Workspaces: Construction sites, farms, and factories often have unique electrical demands. Commercial EICR inspections ensure these environments meet the necessary safety standards.
  • Public Service Providers: Hospitals, schools, cinemas, and sports grounds have a responsibility to maintain a safe space for all users. EICRs play a vital role in achieving this goal.
  • Storage Facilities: Warehouses with electrical equipment for temperature control or security systems require proper maintenance. EICRs identify potential electrical hazards before they arise.

If you’re unsure whether your specific property needs a commercial EICR, don’t hesitate to contact MJP Electrical. Our experts can assess your situation and provide guidance.

Commercial EICRs are not mandated by law for commercial structures. Nonetheless, obtaining an electrical certificate can demonstrate that a building’s electrical setup is secure and adheres to standards set by regulations such as The Health and Safety at Work Act.

A: The recommended frequency for a commercial EICR check can vary depending on the type of premises and its electrical usage. Generally, most businesses benefit from EICRs every five years.

A: As well as making sure your electrics are safe, getting an EICR trained and qualified electrician to inspect your installations could even save you money. The EICR tests systems and identifies faults. It could be, for example, that you have an overloaded circuit or a piece of equipment that is overheating and is, therefore, wasting energy and costing you money. An EICR report can make recommendations for efficiency improvements that you hadn’t thought of or didn’t realise were necessary.

There are statutory laws which require business owners to take appropriate measures to prevent accidents, including:

  • The Health and Safety at Work Act 1974 which states that employers are responsible for the health and safety of their employees in the workplace
  • The Electricity at Work Regulations 1989 which require precautions to be taken against the risk of death or personal injury from electricity used as part of work activities

The Health and Safety Executive (HSE) regularly prosecutes businesses which fail to protect employees from electrical injuries at work. An EICR helps you fulfil your obligations by providing documented proof that your electrics have been thoroughly inspected. This can be crucial in the event of any accidents that are investigated by the HSE.

A:

The responsibility for obtaining a commercial EICR typically falls on the shoulders of the business owner or the landlord, depending on the specific circumstances.

  • Business Owners: If you’re a business owner operating within a leased commercial property, you’ll likely be responsible for arranging and paying for EICRs. This ensures the electrical safety of your workspace and staff.

Landlords: In some cases, landlords may be responsible for providing a landlord EICR inspection before a new tenant moves in. This ensures they’re handing over a safe electrical environment.

A: The general validity period for a commercial EICR is five years. However, this timeframe can be influenced by several factors, including:

  • The condition of the electrical installation: If the EICR identifies any serious electrical issues, a shorter follow-up inspection might be recommended.
  • The type of premises: Certain high-risk environments, like factories or construction sites, might require more frequent EICRs due to increased electrical wear and tear.
  • Manufacturer’s recommendations: Specific equipment within your electrical system might have suggested inspection intervals that differ from the general five-year timeframe.

The actual recommended timeframe for your EICR retest will be clearly outlined in the EICR report provided by your electrician.
